Property styling and sales on the Sunshine Coast
What to refresh. What to remove. What to rearrange. And what not to waste your money on, to get your home buyer-ready.
Book your walkthrough with RaeWhy Rae
I bought my first house in 2001, renovated it and sold it. Over the last 25 years I've flipped six more, so I know firsthand what it takes to get a home ready and sold, and how stressful it can be. Add 6 years helping homeowners get their homes ready for sale and 37 years in the soft furnishings trade, and I know what buyers notice, what's worth your money, and what isn't.
I've called the Sunshine Coast home for over a decade, and my partner in life and business, Shaun, has been here for more than 30 years. We know and love this place. I'm passionate about real estate, about people, and about saving you money. I believe there's a real need for honest agents with an eye for detail who understand what you're going through. That's the agent I set out to be. You'll get straight advice, a home that looks its best, and someone in your corner the whole way through.

Sunshine Coast real estate with Rae Jones
Selling your home is one of the biggest things you'll ever do. You need someone who'll look after you, make your home look its best, and then get out there and sell it. That's me.
Book your walkthrough with RaeMy points of difference
- Your home, seen by more buyers, sooner. Extra open homes and private viewings, 7 days a week, at times that suit you.
- Heavy social media advertising: I advertise your home across all the major social media platforms, putting it in front of buyers where they spend their time, not just on property websites.
- Complimentary styling from an agent who knows what buyers see: when you list with me, your home is styled with the Layering Edit and refreshed before every open home. You just keep it clean and tidy between viewings, and I'll take care of the styling.
- Styling that saves you money: need more than the Layering Edit? See The Jones Edit for how I get homes buyer-ready without the cost of traditional staging.
- 37 years in interiors and design: I know what makes a home look beautiful, photograph well and appeal to buyers.
- Big reach: realestate.com.au, Domain, and @realty's network of agents across Australia and New Zealand.
- Local connections: I share buyers with other Sunshine Coast agents and work with buyer's agents.
- Fair and competitive commission rates, and you choose the marketing budget that suits you.
- Honest, transparent advice, with regular updates from start to sold.
A people person, with 37 years in people's homes
For 37 years, I've worked with homeowners in soft furnishings, design and manufacturing. I've walked through their lounges and bedrooms, helped them choose fabrics, designed pieces made to fit their spaces, and sold them the things that made their homes beautiful.
That's where I learned the two things that matter most when you sell: how to make a home look and feel its best, and how to talk to people about their homes. Selling has always been part of what I do, and so has listening. People trust me because I'm honest, I'm warm, and I genuinely care about getting it right.
Buyers feel that too. I love talking to buyers, and I know how to show a home so they can picture themselves living in it. I notice the details other people walk past, the lighting, the fabric, the way a room flows, and I know how to turn that into interest, offers and the best possible price for you.
A personal approach, from start to sold
You won't be passed around an office. You'll deal with me, from the first walkthrough to the day it sells. I'll keep you in the loop, tell you the truth, and be there when you need me.
Independent, with a national team behind me
Being independent doesn't mean being on my own. I'm backed by @realty, a national network of more than 850 agents across Australia and New Zealand, with a head office team, compliance support and purpose-built systems behind every sale. Our agents share buyers and leads with each other Australia-wide and across the ditch, so your home isn't limited to one local office on the Sunshine Coast. And because I'm not tied to a franchise, I'm free to work with agents and buyers' agents right across the Sunshine Coast and Brisbane, whoever has the right buyer. So your home doesn't just go online and wait. It gets in front of the people most likely to buy it.
Why styling makes a difference
Buyers don't just buy a house. They buy the feeling of living there. A styled home photographs beautifully, stands out online, and helps buyers picture their own life inside it.
The research backs it up: in a 2025 US survey by the National Association of Realtors, 29% of agents reported that staging led to a 1% to 10% increase in the dollar value offered, and 83% of buyers' agents said staging made it easier for a buyer to envision the property as their future home.
Equity isn't cash.
Owning your home doesn't mean you have money sitting around. You're still buying back into the same market, so spending thousands on hired staging that goes back to a warehouse on the back of a truck is money gone. If you love your lived-in furniture and just need a fresh perspective and a talented eye to pull it all together, I'm your girl.
What you get when you list with me
- Me, personally, from the first walkthrough to the day it sells
- A walkthrough of your home through a buyer's eyes, with honest advice on what to keep, what to change and where your money will make the most difference
- The Layering Edit, complimentary. Every home is different, so I tailor this to what yours needs. That might mean soft furnishings, vases, a coffee table or a few rearranged pieces, all working with your existing furniture for a fresh, cohesive, put-together look in your photos and open homes.
- Fresh flowers for your photos and open homes
- Your home refreshed and styled before every open home
- Your home shared across Australia and New Zealand through the @realty network, and with my own contacts of buyers' agents
- Skilled negotiation, to get you the best possible price
- Fair commission
Want to go further? The Jones Edit
If your home needs more than a layer of styling, the Jones Edit goes deeper. We look at your home through a buyer's eyes, decide what to keep, remove, repair and rethink, and work out where your money will make the most difference. Where something needs to be made, altered or finished properly, I can often make it myself. And when something does need to be bought, my years in manufacturing mean I know what's worth the money and what's just marked up, so you'll get honest advice on what to buy and where to buy it.

Get your home buyer-ready, without wasting money on staging.
Hired staging can cost thousands, and it all goes back to the warehouse the day your home sells. The Jones Edit works with what you already have. We look at your home through a buyer's eyes, then refresh, remove and rearrange to bring out its best. Where your home needs a little more, we add pieces you keep and take with you to your next home.
Book your walkthrough with RaeThe Layering Edit
Complimentary when you list with me.
We style your lounge, bedrooms, kitchen and dining, plus any other rooms your home needs, with curated looks that blend in with your existing furniture. It gives your home a fresh, modern feel for your photos and open homes.
You keep your home clean and tidy between open homes, and we pop in before each one to restyle it, so it's looking its best when buyers walk through. In between, everything packs away neatly, so your home still works for everyday living.
The Custom Edit
Pieces made beautifully for your home, built to last, and yours to keep.
When your home needs a little more, we make it for you. Bedheads, bed-end benches, bench seats, dining chair refreshes, day bed and sun lounge cushions, scatter cushions, outdoor cushions and curtains are all made to measure by Coastal Chic & Co., in high-quality fabrics, beautifully finished and built to last. I bring the swatches to you for an in-home consult, so you can choose from 179 fabrics, including vegan leather, right in your own space and light. There's something for every style. You'll find cushion and upholstery prices on the Coastal Chic & Co. page.
Outdoor living is a big part of selling on the Sunshine Coast, and it's often overlooked. Fresh outdoor cushions help buyers picture their Sunday afternoons in your home.
Every piece is yours to keep. The covers can be changed with the seasons or trends, so nothing goes to waste. When you move, they come with you. That's money spent on your next home, not on staging that goes back to a warehouse.
Know where to spend, and where to save
With 37 years in the textile trade, I know which brands charge a big markup for the same quality, and where you'll find better value. You'll get honest advice on what's worth spending money on, so you get the best quality for less. Add insider knowledge on interiors, colour advice, which trends to follow (and when not to), and handy tips and hacks to save you dollars, and every dollar works harder for your home. All without wasting thousands on hired staging. So why would you go anywhere else?
Not selling? Love your home again.
The Jones Edit isn't only for sellers. If you've just bought, want your home to feel pulled together, or run an Airbnb that needs a fresh look, we can help. Using what you already have, plus custom pieces where they make a difference, we create a cohesive look with covers you can swap with the seasons.
Heirloom dressing
Build a room around the piece you love.
Does a room in your home always feel unfinished, like something's missing? Often the answer is already in your home. A favourite painting, your nan's old chair, a rug you brought home from your travels. Heirloom dressing starts with the piece that means something to you and pulls the whole room together around it, with curated colours taken straight from it.
Some pieces can be given a fresh update, so they sit beautifully in a modern home without losing their story. The result is a room that finally feels finished, pulled together and completely yours.
Walkthrough pricing
Selling with me? Your appraisal, walkthrough and Layering Edit are all complimentary.

Coastal Chic & Co.
Custom cushions and soft furnishings, made to measure on the Sunshine Coast.
With 37 years in the textile industry, I make soft furnishings and seating that fit properly, look beautiful and are built to last. Every piece is made to your measurements, in the fabric you choose.
Made-to-measure seat cushions
Bench seats, window seats, dining nooks, booth seating and outdoor seat cushions. If you know your measurements, pop them into the price calculator below to get an idea of cost. Not sure how to measure? Check my measuring guide first. Then send me the length, width and thickness in millimetres, plus your fabric ideas, and I'll put a quote together.
The calculator is only a guide, and it only works for squares and rectangles. Anything curved, angled or an unusual shape, plus bedheads and recovers, is priced on application (POA).
If you need new foam for an odd-shaped cushion, I use your old foam as the template. Otherwise, a template made from corflute, cardboard or ply is perfect.
I'm happy to give you a rough idea of cost first. Just send me a photo or a drawing with the measurements marked in the right spots.
Extras like ties, Velcro and piping are priced individually, on request (POA).
What I make
New cushions and replacement covers, indoors and out, for all of these:
- Outdoor cushions: for outdoor lounges, settings, sun lounges, day beds and built-in pool seating. Quick-dry foam can be arranged (POA).
- Banquette and booth seating: removable seat and back cushions (no framework), with covers that can be changed or washed when needed.
- Removable bedheads: bedheads and covers that attach to the wall, so you can change the look with the seasons or follow the trends without buying new each time.
- Bench seats: mudroom, window seat and dining nook cushions.
- Ottomans and dining chair pads.
- Custom-size foam mattresses: for caravans and boats.
- New foam: please see the calculator below for costs.
Matching an existing outdoor setting? My fabrics are made to last in the Australian climate, unlike many imported fabrics, so I can rarely match a single piece exactly. Bring in a sample, though, and I'll get as close as I can.
Why foam and fabric matter
A cushion is only as good as what's inside it. Cheap foam flattens fast and quickly looks tired. I offer a range of foam grades and quote on my two most popular, so if you need something different, just ask. Then I pair it with quality fabric, made to last in the Australian climate, so your cushions keep their shape and look good for years.
Not sure what foam costs? Try the price calculator below for a rough idea.
Before and after

Homes and businesses
I make cushions and soft furnishings for residential and commercial spaces: homes, hotels, resorts, Airbnbs, cafés and restaurants, as well as custom mattresses.
All my seating is made with removable cushions, most with Velcro on the back. That means the covers can be taken off and washed, and changed when the seasons or trends change. It's a smarter choice than stapled upholstery.
To start, measure what you need and send me photos of the space and the old cushions, along with a brief description, and I'll give you a rough idea of cost. If you'd like to go ahead, book a call-out online for a formal quote in person. If the job goes ahead, part of your call-out fee comes off your order. While I'm there, I can also help with interior design if you need it, from fabrics and colours to how the whole space comes together.
Price calculators
Get a rough idea of cost before you ask for a quote.
Fabric and labour for new covers. Need foam as well? Work it out separately under Foam only.
Get a quote
Before you ask for a quote, please try the price calculator above to get a rough idea of cost. Then, to give you an accurate quote, send me:
- A brief description of what you need made.
- How many seats and how many backs.
- Measurements in mm (length, width and thickness), written down, so please no photos of tape measures.
- Indoor or outdoor.
- Your fabric ideas, or a photo of the look you like.
- Photos of the space or the old cushions.
- Your budget.
- Your suburb.
Having your budget in mind helps me give you the right options straight away.
Foam only: allow at least 2 weeks. Covers only: usually 1 to 4 weeks, depending on what I have on, and urgent orders can sometimes be fast-tracked if the fabric is in stock. Foam and covers together: around 4 weeks. Please ask about current lead times.
Adding extra pieces
Want to add more pieces? I'd love to help. To make sure every piece is measured and priced properly, I don't quote on the spot or take extra pieces at drop-off. Just send me the details and we'll add them at your consultation, or book a new time to go through them together.

Buying and selling should be one of the best times of your life.
Too often it is the most stressful. I have bought and sold many times right here on the Sunshine Coast, and more than once I felt let down by the agent. I saw a real need for a different type of agent, so I built something different: honest, hands-on and personal, for everyday homeowners who want to be looked after from pre-sale onward. From the first walkthrough to the day it sells, I walk you right through it.
I've worked for an agency here on the Coast, and I learned a lot. But I didn't fit the mould of a regular agent, and I didn't want to. So I went out on my own with @realty and built my business around people first. That means honest advice, fair commission, and getting your home ready for market without throwing money at hired furniture that leaves on the back of a truck.
Who I am
Real estate has been my passion since I was a little girl. Before I became an agent, I spent 37 years in soft furnishings, gained my certificate in interior design, and ran my own business, Coastal Chic & Co., designing and creating custom soft furnishings that help Sunshine Coast homeowners make their homes beautiful, many of them getting ready to sell.
Over the years, I've helped homeowners from all walks of life, and they all had one thing in common: they wanted a home that looked and felt beautiful. Helping them get there taught me how buyers see a home, and what makes them fall in love with it.
I'm a people person, and I genuinely care about the people I work with. I believe in old-fashioned values: hard work, strong morals, and being honest and transparent with you at every step. My goal is always the best possible result for your home, and you'll always know exactly where things stand.
Why choose me
I'm part of the Sunshine Coast community, with strong local connections through my business and local groups, and I work alongside fellow agents and buyer's agents to find the right buyer. With @realty, your home also reaches buyers right across Australia and New Zealand. I pair that reach with smart, targeted marketing and heavy advertising across social media, so your home is seen by the right buyers, here and further afield.
See my points of differenceWhy I became an agent
For years I'd been helping homeowners make big decisions about getting their homes ready for sale. Over and over, I watched them hand over to an agent and feel lost. So I got my real estate licence, so they'd have someone they trust to walk them all the way through to sold.
25 years of renovating and flipping homes
I bought my first house in 2001, renovated it and sold it. Since then I've flipped six more. Add 37 years in the soft furnishings trade, and my own business, Coastal Chic & Co., and I know what buyers notice and what's worth your money.
Locals, through and through
I've called the Sunshine Coast home for over a decade, and Shaun, my partner in life and business, has been here for more than 30 years. Shaun looks after delivery, set-up and styling days, and I look after you. We're a small team, so you deal with us directly. Your home is never just another house in my stack, or another notch on my belt.

Questions
Why work with me?
You'll deal with me from the first walkthrough to the day it sells. I've been helping homeowners get their homes ready for sale for 6 years, on top of 37 years in the soft furnishings trade, so I know what buyers notice and what's not worth your money. You get honest advice, complimentary styling when you list, and fair commission. Your home is never just another house in my stack.
Are you licensed and professionally accredited?
Yes. I'm a licensed real estate agent (Licence No. 4955230), a member of the REIQ, and I sell with @realty.
Can you sell my home off market?
Yes. If you'd rather keep your sale quiet, I can take your home to serious buyers through a few different avenues, without it being advertised publicly. No open homes every weekend, and no strangers walking through your home, just genuine buyers.
How will you get my home ready for sale?
It starts with a walkthrough. We look at your home through a buyer's eyes and work out what to refresh, remove or rearrange, and what not to waste your money on. When you list with me, the Layering Edit is complimentary. We work with the furniture you already have, giving it a fresh, modern look so your home feels like what buyers are hoping to walk into.
What's The Jones Edit?
It's our styling service that gets your home buyer-ready without wasting money on hired staging that goes back to the warehouse once you've sold. See The Jones Edit page for everything it includes.
How will you market my home?
Your home goes on realestate.com.au and Domain, and out through the @realty network of more than 850 agents across Australia and New Zealand. Locally, I share it with buyers' agents, other Sunshine Coast agents and my own contacts. You choose your marketing budget, rather than being pushed into a premium package.
How long will it take to sell?
It depends on your home, your price and the market at the time. What I can promise is honest advice on price from the start, because a price that's too ambitious can stall a sale before it gets going. A well-presented home, priced right, gives you the best chance of a quicker sale.
What does it cost to get started?
Nothing. Your appraisal and walkthrough are complimentary. You'll get an honest price guide and practical pre-sale advice. We'll also show you what the Layering Edit would involve and how we'd bring your home up to its best presentation, to attract the right buyer in the quickest time frame. And my commission rates are competitive.
Can I hire you to style my home and use another agent to sell?
Yes. The Jones Edit is open to anyone. Book a walkthrough and we'll work out what your home needs, from styling advice to custom pieces made to keep.
Can I sell with you without The Jones Edit styling?
Of course. Styling is there if you want it, and it's never a condition of listing. Plenty of homes are ready to go, and I'll tell you honestly if yours is.
